Smoke curtain retrofit

Background and solution

The project was to install new smoke curtains which would keep smoke from entering the elevator shaft and traveling into public areas in case of fire. A big element of this project was maintaining the elevators’ existing fire rating while adding a new feature that would give added protection against an active fire.

The electrical and low voltage requirements needed a complex wiring scheme. This required our electrical, fire and smoke curtain contractors to work closely together through each step. The project required numerous inspections for each step. Due to the complexity of this project, it took the City of San Diego a year and a half to approve and release it for construction.

Guest laundry facility

Background and Solution

We were contracted to convert an empty storage area into a guest laundry room on the 14th floor. Getting the plumbing to the correct locations while working around the post tension layouts and what was needed for the new appliances made getting the proper size supply lines tricky. Much of this project needed to be built using creativity, as the structural components were often in the way. Because this space now allowed public use, it was required that new fire, life, and safety devices be installed for emergency needs.

Water containment system

Background and solution

We put our resources to work to engineer and install a water containment area and monitoring in case of main equipment failure, which would lead to massive water damage to the residences below. We formed a needed walls and cored overflow outlets which directed to the main drain inlets for emergency backups. We then installed a monitoring system which would detect floor moisture and in the case of a catastrophic equipment failure, it would shut off the main water supply to the building and notify the building of the events.
