Background
What started as a minor concrete spalling, deck coating, and railing replacement project led to the discovery of safety risks that could be very dangerous, possibly life threatening.
Even though the engineer’s report stated the concrete spalling was superficial, we saw evidence of extensive structural failure caused by previous repairs that only masked the problem. A snapped post tension cable confirmed our suspicions, so the project had to be stopped and reevaluated. The previous improper repairs had actually masked and caused more deterioration of the post tension cable anchors.
Solution
We worked relentlessly with engineers, manufacturers, local government and the owner to develop plans and methods to reconstruct the balconies and the building post tension system in a manner that could be performed safely by our crews. All while mindfully meeting the owner’s budget restrictions, maximizing occupancy and operational public space to maintain business income.

+ Demolition of 18” of concrete balcony rails
+ Repositioning of 1500 post tension cables
+ Forming and pouring of 270 guest room balconies
+ New pedestrian coatings
+ New railing systems
+ Work with third party inspector and independent engineer overseeing all operations daily

We delivered a long-term solution to an unforeseen life safety risk. Our team was able to complete the project on budget and ahead of schedule.
