Background

Severe structural framing damage at the communal showers was exposed due to the extensive daily use. In addition, each bathroom had to be reconfigured to accommodate the required ADA bathroom.

Solution

To resolve the water damage, we had to shore up the existing 3 story building stack and remove the structural floor components along with the sections of shear wall and replace with new framing members and seismic upgrades. Plumbing, drains and alarm devices were relocated to accommodate the ADA reconfiguration. 

Results

We worked with the client to engineer the best solution to resolve the unforeseen bathroom challenges. Remaining interior renovations were completed as scheduled.
